Vantis is an
architecturally progressive office development, strategically located
in the emerging workforce community of South Orange County and offered
as the crowning achievement of a master plan for the community of
Aliso Viejo initiated two decades ago. Vantis offers an environment

When
complete, Vantis is proposed to include five,
three to ten-story office buildings on 40-acres of
land. Each building is being designed as an architecturally

floor plans intended to allow for maximum efficiency.
Landscaping
at Vantis will include a garden environment with interconnecting
paths leading between buildings and to retail centers both in the

serve to inspire pedestrian traffic throughout the development.
A key component
to Vantis will be its town center retail component, designed to
include upscale restaurants, eateries, workplace support retail

uses. Plans are also in development for a hotel with conference
center facilities, a health club facility, and two parking structures
capable of sustaining tenant and visitor space needs.

Construction
of 130 Vantis the second building of the project finished
in Spring of 2007. This building consists of 3 stories, totaling 78,368 square feet. Construction
of 120 Vantis the first building of the project finished
in May of 2003. The building consists of a 5-story,
178,000 square foot building accompanied with over 600
onsite parking spaces.
Successive
phases of construction will add one of the adjacent
buildings on the way towards a projected 2009
completion date, along with the tandem development of
another parking structure.
Build-to-suit
opportunities currently exist within the overall project parameters
at the initial planning phases. Pre-leasing activity will allow
for tenant input during design phases. Shea Properties, as both
project developer and manager, will control management of all parcels
located in the development.
