VIEJO AND THE SITE LOCATION
Aliso
Viejo is a 6,600-acre balanced city in South Orange
County located equidistant (50 miles) from Los Angles
to the north and San Diego to the south. Vantis
is located 700 yards south of the San Joaquin
Hills Corridor and three miles west of Interstate 5.
Aliso Viejo is adjacent to the cities of Laguna Beach,
Laguna Hills, and Laguna Niguel.
The City of Aliso Viejo's master plan, approved by the
County of Orange in 1979, laid the foundation for the
innovative development of a total community covering
almost ten square miles. Meeting the broad range needs
of the business community and home buyers, the master
plan provides for 36 percent of the land to be devoted
to residential neighborhoods, 51 percent to parks, recreation,
schools, and community facilities, and 13 percent to
business, office and retail uses. Aliso Viejo strikes
a balance between employment generation and residential
population.
Since
its founding, in 1983, this community has grown to a
population of approximately 38,000 in 2000 residents
and is anticipated to reach 48,000 upon its scheduled
completion in 2005. The City of Aliso Viejo has been
designed to provide a balance between jobs and housing.
A projected 22,000-jobs will be accommodated in the
business center known as Pacific Park.
Many
Aliso Viejo residents will enjoy the opportunity to
bicycle or walk to work as Pacific Park is situated
within 1.5 miles of Aliso Viejo's projected 20,000 homes
and apartments. A few of the major corporations currently
located in Pacific Park include Pepsi Cola, Tamiya America,
Inc., Q Logic, MBNA, Buy.com, Johnny Rocket, Land Rover,
Outbound Services, and United Parcel Service. Fluor
Corporation, the largest employer in South Orange County
recently moved to its new world headquarters in Aliso
Viejo.
Retail,
service, and dining facilities are available within
walking distance of the site. Aliso Viejo Town Center,
located between the San Joaquin Hills Corridor and Pacific
Drive in the heart of Aliso Viejo includes nearly 300-acres
for office space, retail shops, hotels, restaurants
and other business and community support facilities.
Park Plaza, within the Aliso Viejo Town Center, is a
360,000 square foot retail and entertainment complex
featuring numerous restaurants, shops, stores and a
20-screen Edward's Cineplex. Additional shopping and
dining facilities are available within a short drive
at the Von's Center at Aliso Creek Road and Moulton
Parkway as well as the Hughes Center in the Aliso Viejo
Town Center. These centers represent more than 1 million
square feet of retail, restaurant, service and shopping
facilities.

Employees
and clients will appreciate the multitude of amenities
and services available at and near their new headquarters.
In addition to its close proximity to numerous restaurants,
from fine dining establishments to fast food, Aliso
Viejo's south Orange County location is a convenient
drive to numerous golf courses, the Dana Point Marina,
world class resorts, and a wide array of recreational
amenities. The Aliso Viejo Golf Club and Resort is a
par 69 public course at 5,350 yards with a double-deck
driving range. Plans call for a 400-room resort hotel
in the near future.
Major
retail shopping facilities are located nearby, including
nearly two million square feet at the Mission Viejo
and Laguna Hills regional malls. Numerous hotels are
located within an easy drive, including the world-class
Ritz Carlton, in nearby Laguna Niguel, and the Dana
Resort in Dana Point. In addition to the 48,000 residents
of Aliso Viejo who will be within 1-½ miles of Pacific
Park upon full development; there are extensive housing
opportunities in all price ranges available in the world-famous
planned communities of Mission Viejo, Laguna Niguel
and Irvine.

When
Soka University of America opens in the fall of 2001,
it will be a four-year university merging "traditional
Western liberal arts" with an "Asian/Pacific Rim" focus.
The school will offer students from around the world
the opportunity to learn in a collaborative and nourishing
student-centered environment. The majority of the students
will live on campus where residential life is integrated
with the academic experience.
The
planned campus is envisioned to be built out over an
approximately fifteen to twenty year period, the first
increment of which will be home to 500 students, 100
faculty and staff and over 600,000 gross square feet
of building. The Soka University of America campus occupies
a 103-acre site in the southerly area of Aliso Viejo.
It is located along Wood Canyon Drive, about 1.5 miles
from the proposed "Tenant" site.
